Terms

Last updated 7 October 2026 · Casa Duna Property Management L.L.C - S.P.C

The rules for using casaduna.ae and for booking a stay with us, in plain words.

1. About these terms

These terms apply when you use casaduna.ae or book a stay with us. The site is run by Casa Duna Property Management L.L.C - S.P.C, Abu Dhabi commercial licence CN-5654594. Each home is offered under its own holiday-home permit from the Abu Dhabi Department of Culture and Tourism (DCT), shown on its page.

For each stay, the booking terms and House Rules you accept when you book also apply. If they differ from these terms, the booking terms for that stay win for that stay.

2. Your account

You must be 21 or older to book.

3. How a booking works

  1. Request. You pick dates, accept the booking terms and send a booking request. This is not yet a confirmed booking, and nothing is charged.
  2. Guest IDs. You add an ID for every guest. Abu Dhabi requires it before check-in; without it we cannot confirm the booking.
  3. Approval. We review the request and email you the approval and the payment details, usually within a day. We may decline a request; if we do, nothing is owed.
  4. Payment. You pay by bank transfer by the deadline in our email. The price shown when you sent the request is the price you pay, if you pay by that deadline.
  5. Confirmed. Your booking is confirmed when we receive the payment. Your arrival details then open on your booking page.

Prices are in UAE dirhams and include the 6% Abu Dhabi tourism fee. Stays of 7 nights or more get a weekly rate, and 28 nights or more a monthly rate, shown in the price.

4. Cancellation and refunds

You can cancel free of charge up to 24 hours before check-in. After that the booking is non-refundable. Some event periods, such as the Formula 1 weekend, can carry different terms; if so, they are shown before you send the request and in your booking terms.

To cancel, reply to your booking email or WhatsApp us. Refunds go back to the account you paid from, within 14 days of the cancellation.

If we have to cancel a confirmed booking, you get every dirham back, and we will help you find somewhere else if we can.

5. Your stay

Check-in is from 3 PM and check-out by 11 AM. The House Rules for each home are on its page and in your booking terms: among them, no parties or events, no smoking inside, and quiet hours from 10 PM to 8 AM. Only registered guests may stay overnight. Leaving late, damage beyond normal wear, or breaking the rules can cost you, as your booking terms explain, and serious breaches can end the stay without a refund.

6. Using the site

Use the site for its purpose: looking at homes and booking them. Do not try to break into it, copy it in bulk or use it to send spam. Photos and text show the homes as they are, but furniture and views can change a little over time.

7. Our responsibility

We are responsible for the stay we confirm to you. Our total responsibility for any one booking is limited to the price you paid for it, and we are not responsible for losses we could not foresee or that do not come from our own failure. Nothing in these terms limits a right you have under UAE consumer protection law or a responsibility the law does not let us exclude.

8. Complaints

If something is not right, tell us straight away at casaduname@gmail.com or WhatsApp +971 58 580 2785, so we can fix it during your stay. We answer complaints within 2 working days.

9. Law

These terms are governed by the laws of the Emirate of Abu Dhabi and the federal laws of the UAE. The courts of Abu Dhabi deal with any dispute. An electronic acceptance, such as ticking the box when you book, has the same effect as a signature under Federal Decree-Law No. 46 of 2021.

10. Changes

We may update these terms. A booking keeps the terms in force when you sent the request. Last updated 7 October 2026.
